Documentation Needed For a Short Sale from Homeowner
Last two years federal tax returns with W'2s (Provide copies of the last 2 years of W-2's and federal income tax returns, including all schedules.)
Last 30 days pay stubs (if applicable) (Provide copies of pay stubs for both the borrower and co-borrower.)
Two months bank statements (Provide copies of last 2 months bank statements, including ALL pages.)
Financial Worksheet--Information for both borrower and co-borrower must be included and filled out completely.
Mortgage Statements/Coupons (Provide copies of your most recent Mortgage Statament or Coupon of each loan secured by your property.)
Documentation of any pending bankruptcy (if applicable)
Hardship letter: This letter should thoroughly explain the adverse conditions of your situation that have make it impossible for you to continue paying your mortgage. For example:
Reduced Income or Unemployment.
Inability to work due to health reasons.
Separation or Divorce.
Medical Bills.
Business Failure.
Death of a Spouse.
Adjustment in mortgage payment or unforeseen increase in your monthly expenses
HOA Invoice (Provide an HOA Statement, if applicable.)
Property Tax Bill (Provide copy of last "paid" property tax bill and any "unpaid" tax bills.)
